Ways to sell

Three ways to sell your house. You pick — not us.

Almost every brokerage in Georgia does one thing and hopes your house fits it. Cash buyers make you one offer and dare you to take it. Listing agents put a sign in the yard and wait. Both are fine answers to a question nobody asked you.

Here is the whole menu, in one place, with the trade-offs written down instead of glossed over.

Get your three numbers

One field to start. We come back with what your house does on all three paths.

Just the address to start. Nothing else required yet.

Side by side

The comparison, with the parts nobody volunteers

Note the last row. If maximum price is your priority, the full listing wins and we will say so — the trade-off is what makes the rest of the table trustworthy.

Comparison of HomeSold GA's three selling paths across time to close, contract price, repairs, showings, certainty of closing, what you pay, and what each is best for.
What matters to you Cash Offer The In Between 5-Star Listing
Time to close Fastest Medium Longest
Contract price Lower Medium Highest
Repairs required None Some to medium Upgrades to market expectations
Showings None Limited to investor buyers Yes
Certainty of closing Highest — no lender, no appraisal High Market-dependent
What you pay No fees, no commissions Representation, lower closing costs Representation, closing contribution, closing costs
Best for Speed and certainty Many sellers Maximum price

Every path is a real option and we earn a living on all three, so there is no version of this where we push you toward the one that suits us. These comparisons are relative on purpose — what "fastest" or "medium" works out to in days and dollars depends on your house, its condition, and what the market is doing that month. You get those numbers for your specific address, in writing, before you decide anything.

The number that actually matters

Offer price is not the number. Net proceeds is the number.

A higher list price with commissions, repair credits, four months of mortgage payments, utilities, insurance and a contract that falls apart once can easily land you below a lower cash offer that closes in two weeks. It happens constantly, and almost nobody shows sellers that math before they choose.

So on every path we lay out we show you the same thing: what comes off the top, what you carry while it sells, what risk you are holding, and what lands in your bank account at the end. Line by line, in writing.

If the honest answer is that another path nets you more, that is the answer you will get from us.

The process

How it works, whichever path you choose

Selling your house with HomeSold GA works in three steps: you tell us the property address, we come back with all three ways to sell it — a cash offer, a custom in-between solution, or a full-service 5-star listing, each with the net number you would walk away from it — and you choose the one that fits your situation in Georgia, with the freedom to change paths as things progress.

  1. Tell us the address

One field to start. No name, no phone, nothing else until you want to give it. Takes about fifteen seconds.

  2. We do the work and lay out all three

We look at the house, the comparables, and your situation, then show you what a cash offer, an in-between structure, and a full listing each look like — including the number you would actually walk away from each one.

  3. You choose — and you can change your mind

Pick the path that fits, on the timeline that fits, including a later closing date if you have not worked out where you are going yet. If things shift halfway through, we change course with you.

Gayle Hayes Seller
We moved out of state and needed to be able to trust that our agents would be able to resolve any issues that would hinder completing the sale. Of course there were many obstacles. They navigated them with integrity and finesse.
John Leaman Seller · 2021 · Google review
Extremely professional and knowledgeable, handling everything for us from start to finish and always watching out for our best interests.
Dave Ouellette Seller
Micah was an absolutely fantastic agent. He always made time available to take us to tour different homes. He was also very open about what he thought was a good or bad idea.

Questions we get on this

What's the catch?
There isn't one, but there is a trade-off, and it's worth saying plainly: a cash offer will not net you what a fully prepped, well-marketed listing can in a strong market. You're trading some price for speed, certainty, and not having to touch the house. A full listing gets you the highest number but takes longer and carries market risk. We show you all three paths side by side, with the number you'd walk away from each, and you pick. We make money on all three, so we have no reason to steer you.
Are you buying my house or listing it?
Either, depending on which serves you better — and that distinction matters. HomeSold GA is a licensed Georgia real estate brokerage, which means when we list your house we work for you as your agent. When you want a cash sale instead, we take your house to vetted Georgia cash buyers and bring you every offer we get, in writing. Same brokerage, same fiduciary duty, three different ways to get to sold.
How much less will I get for a cash offer than a listing?
Less than a fully prepped listing in a strong market, and more than most people expect — because the comparison that matters is not offer versus list price. It is what actually lands in your bank account after agent commissions, repairs the buyer demands, holding costs while the house sits, and the risk of a contract falling apart. We put those numbers next to each other line by line before you decide anything.
What is "The In Between"?
It is the set of options between a straight cash sale and a full-service listing, and it is where many sellers actually land. Discount and flat-fee listings, payment takeovers when there is little or no equity, partnership structures where we fund the prep work and share the upside, and list-with-a-floor, where you go to market with a cash offer already in your pocket as the backstop. Most brokerages offer two choices. Two choices is not a strategy.
Can I change my mind after I choose a path?
Yes, and that is the point. Freedom to choose and freedom to change. If we list your house and the market says something different than we expected, we change course. If you take the cash route and your timeline shifts, we adjust. You are not locked into a decision you made before you had all the information.
Do you buy houses that need a lot of work?
Yes. Major renovations, deferred maintenance, fire, water, storm or termite damage, code violations, hoarding situations, vacant houses, and tenant-occupied properties. You do not need to clean it, fix it, or empty it. On the cash path the house is sold exactly as it sits.
